POST OFFICE

Our client wished to purchase a Post Office as a going concern. He had no accounts and a less than perfect credit history, but had a deposit available. The further complication was that he wished to complete in 14 days. We were able to assist with a self-certified loan for 85% of the property value, interest only for the first 3 years and a 30 year overall term, to keep repayments down. The property was valued at £165,000 and the loan completed in 10 working days at £140,250. A fee of 1.5 % was paid out by us to the Introducer.

FARMER

A 60 year old farmer wished to borrow £300,000. He had a large overdraft which the bank were calling in and wished to expand his farm by opening a farm shop. He had tried many Banks and Lenders at the same time spending huge sums of money on valuations, visits to London and seeking advice from specialists.  bfas.org was able to secure the loan with a first charge against the farm and the client is now successfully trading from his farm shop. We paid out 1.5% of the loan on this case.

DEVELOPER

Our client had the opportunity to purchase an area of 16 acres, which had outline planning permission for Industrial Development. He needed to borrow the full value of the land, money for the detailed planning permission, legal fees and the first stage of the development. We were able to secure a loan of £1.2 million, with an initial drawdown of £900,000 to enable purchase. By astutely selling the first few units off plan the client was able to repay all finance within 9 months of initial drawdown, and move to making profits from the scheme. bfas.org were paid 1% for this case, and would have paid out 100% of this had the case been from an Member.

PUBLIC HOUSE

Our client was an accountant who had dreamt of owning his own public house, but had little by way of savings. By re-mortgaging his home and raising the 15% deposit we were able to put him behind his own bar, and enable him to purchase the freehold of his dream public house.

No savings, new start up 85% loan made available. Again a 1.5% procuration fee would have been paid out by us on this case.

SMALL PRIVATE DEVELOPMENT

Introduced to bfas.org by his surveyor our client was progressing well on a new build in his garden area when the Bank said NO more money, and he could not finish his project due to lack of funds.  Mounting interest and the lack of funds meant there was a danger he would lose the whole project. bfas.org was able to structure a deal whereby he took out the Bank and was able to finish the project, sell his original home and move into his new home with little owing.

We paid the surveyor  £2,000 for this introduction.
